14. Natural and Artificial Forces

Flood Hazard, Inc. has certified that certain portions of the Property are located in a flood hazard zone; these portions are located in the Dead River Plain and the freshwater wetlands area which will ultimately be dedicated to the Township. These portions may be subject to flooding during a 100 year storm. This occasional flooding should not affect the Unit Owners in any way since none of the improvements situated within the Condominium will be located in a flood hazard zone. However, certain lenders may require that a Unit Owner obtain flood hazard insurance; the responsibility for such insurance shall be that of the Unit Owner. If any of the flood hazard areas are later determined to be located within the Common Elements, the Association shall obtain flood insurance pursuant to Article V, Section 2(f) of the By-Laws.

The Condominium is not, to the Developer's knowledge, subject to any artificial forces that have a detrimental impact on the use or enjoyment of the Property.
