23. Brokerage

Buyer and Seller represent and promise to each other that neither has dealt with any broker in connection with this transaction. Buyer and Seller agree that should any claim be made against the other for commissions or compensation by any broker or any party acting as a broker, both Buyer and Seller indemnify the other against any and all such claims, including reasonable legal fees.
